The Ultimate Strategy to Build More Equity (Part 3)

BRRRR is a real estate investing strategy that helps investors use equity to buy more properties. Learn how they recycle capital and create profit through it.

How Does BRRRR Help Real Estate Investors Build Equity?

One challenge in real estate investing is having your capital tied up in a property. You buy a home, make a down payment, and spend money on renovations. After that, you may not have enough capital to buy your next property.

BRRRR is an investing strategy many investors use to solve this problem. BRRRR stands for Buy – Rehab – Rent – Refinance – Repeat.

Simply put, an investor buys and renovates a property to increase its value. The property is then rented out. If qualified, the investor may refinance the property to access part of the equity.

The money from a cash-out refinance can be used for the next investment. Meanwhile, the investor can keep the existing property. This is an important part of the BRRRR strategy in real estate investing.

How Does BRRRR Leverage Real Estate Profits?

Let’s look at a real example of how BRRRR works. An investor purchased a property in early 2026 for $310,000. The down payment was $60,000, and the original loan was $250,000. After the purchase, the investor began renovating the property. The total renovation cost over six months was approximately $100,000.

After six months, the property was appraised at $550,000. That was about $240,000 higher than the original purchase price. However, $240,000 is not the investor’s net profit. There are still renovation, financing, purchase, and other costs to consider.

In this case, the investor put approximately $185,000 into the property over six months. This included the down payment, renovation, purchase costs, and financing costs mentioned in the example. This is why investors in real estate investing need to consider the total cost. You should not calculate profit by simply subtracting the purchase price from the appraised value.

After the property value increases, the investor does not necessarily have to sell it to access capital. Another option is a cash-out refinance. In this example, assume the refinance is based on 75% of the property value. With a $550,000 appraisal, the new loan would be approximately $412,500.

The investor still has an existing loan of approximately $250,000. Assume the loan costs are around $10,000. After subtracting these amounts, the investor could receive approximately $152,500 in cash-out proceeds. The important point is that the investor still owns the property. About 25% of the property value, or $137,500 in this example, remains as equity.

Cash-Out Refinance: Access Equity Without Selling the Property

The actual cash-out percentage is not always 75%. It depends on the loan program, property type, timing, credit, and other requirements. Therefore, investors should review refinance requirements before using this real estate investing strategy. Do not buy and renovate a property assuming you will automatically qualify to cash out the amount you expect.

How Can Investors Avoid Running Out of Capital With BRRRR?

BRRRR requires a clear plan from the beginning. Investors should speak with a loan professional about the possibility of a cash-out refinance after the renovation. Investors also need to understand the market and the property’s potential value after renovation. The property should also be able to generate rental income after the work is completed.

Costs may increase, or renovations may take longer than expected. Investors should prepare enough reserves to avoid running out of capital. In this example, having approximately six months of reserves is recommended.

Conclusion

BRRRR can help investors build equity through cash-out refinancing and reuse capital for the next property. However, successful real estate investing requires careful planning for financing, appraisal, rental income, and reserves.
